Drafting & Design Process

Initial Consult and

The initial consult enables us to gain an understanding of your personal needs, goals, and start our detailed brief of your project. During this consult we will discuss elements such as desires, expectations, site and existing conditions, building regulations, budget and time lines. We offer our professional advice to assist and guide you to help tailor and achieve the best result out of your project and we do this using our extensive experience in designing a wide range of architectural styles and use of materials. We will take you through all the options to ensure you make an informed decision and at the end of the process draft and profile a detailed design brief.

Site Analysis

The next step in the process is to conduct a site visit to assess all the relevant conditions and constraints. This is an integral process and where we take notes on site measurements, levels, orientation and surrounding features so all can be incorporated and designed to suit. We have knowledge of most state and local codes and regulations but will often conduct research prior to our site visit so we can provide an informed decision and advice.

Preliminary Design and Fee Proposal

With your brief and site visit completed our designer will then begin the preliminary design phase and bring your ideas to life. This is an exciting phase and we involve you throughout the entire process. With the use of the latest in 3D software this is made clearer and highly conceptual for you to better view and understand. We seek interaction from you as the client to optimise all aspects of the design and upon completion of the preliminary plans will submit to you for your review and comment. Upon return of the preliminary plans we will incorporate all elements where practical and offer our professional advice to achieve the best result. Prior to providing a quotation we will develop a specification with you, so all fixtures, fittings, finishes and materials are selected. With the preliminary set of plans, specification and site conditions in mind we will provide you with a free written quotation.

Final Design

Upon acceptance of our quotation and we have a signed set of preliminary plans and specifications we will begin our final documentation which is a comprehensive set of architectural plans. We refine all the small details and check against all local and state building regulations. We pride ourselves on the quality and detail of our plans and make sure we cover all formats so consultants such as structural designers can understand and use our drawings. We will do one final review with you once the plans are finalised and it is highly recommended that any changes are made at this stage as later amendments can cause delay and often incur extra costs. Depending on your project and brief we can either take care of, or guide you through the next phases prior to works being able to commence on site. These include but are not limited to Energy efficiency reports, structural design, issuance fees, building approvals, etc. Ben Campbell Building can also provide a quote for the building of your project.
